Why Condos Might Be the Perfect Fit for Today’s Buyers

Not every homebuyer is looking for the largest house on the block. Many people want something simpler, more affordable, and easier to maintain, especially in a market where every dollar counts. That’s where condos come in.

For first-time buyers, condos can be a smart way to enter homeownership without stretching your budget. For downsizers, they offer the benefit of less upkeep while still letting you stay in a great location.

Right now, condos are one of the most buyer-friendly parts of the market.

More Options = Less Pressure

According to the National Association of Realtors (NAR), there are currently 194,000 condos for sale, one of the highest totals we’ve seen in the past three years. That means more choice and less competition for buyers.

While the exact number will vary depending on your area, the trend is clear: you don’t have to rush into an offer or settle for something that’s “good enough.” Whether you care most about layout, location, or amenities, you have the opportunity to be selective.

Compared to early 2022, condo inventory has nearly doubled. That gives buyers breathing room to find a home that really fits their needs.

Prices Are Easing, Giving Buyers More Leverage

With more condos on the market, sellers are often more open to negotiation. Many buyers are finding they can get a better deal, including price reductions or concessions like help with closing costs.

Condo prices are starting to soften in many markets. For example, the Intercontinental Exchange (ICE) reported a 1.3% decline in condo prices in June compared to last year, and over half of the top 100 U.S. metro areas saw slight year-over-year drops.

This shift isn’t just about affordability, it changes the power dynamic. Buyers have more room to negotiate and more flexibility to find the right fit without overpaying.
